Cash-flow We take instructions at the beginning of our management contract on how the clients wants us to ensure service charges are paid by all.
Our usual method is to send two reminder letters to the owner of the flat before we contact the lender for payment. If neither party is willing to pay we reluctantly start court proceedings.
Major Works. We always advise our clients to maintain a reserve fund for plan and unplanned major works, such as external/internal painting and decorating, roof replacement and so on.
Budgets We provide a budget for each year prior to sending out demands. This gives each leaseholder a chance to review the forthcoming expenditure and inform us if they would like items added removed or changed. Ownership of the budget is very important to leaseholders. Knowing that they contributed to the final budget helps reduce non payments.
Site Visits This is totally dependent on you as our client we can do as little as 2 if instructed.
Value for money We change a fix fee per unit for our service, we do not believe in a fee based on percentage expended. This tends to lead to hinder the best value for money ethics.
