Keep statutory & service charge accounts
Residents' accounts are kept in accordance with the ARMA bye-laws and regulations.
An independent auditor will prepare the statutory accounts and service charge statements annually.
Guarantee the security of residents' funds
We collect service charges and use them to off-set estate running costs and uphold lessors' covenants.
Each estate has a dedicated account whose funds are kept in an individual, interest-earning client account.
Help residents budget
Each year, we account expenditure against budget and propose a service charge estimate in agreement with residents.
A building survey, full review of accounts and consultation with residents helps us to assess the reserve levels for each property.
Building Reserve Funds
Building effective reserves means that incoming and outgoing leaseholders pay their fair share of major works for the time they owned the property. It also helps with salability of your flat. Offsetting the cost of major works such as decoration, lift refurbishment or complete overhaul, roof replacement and so is evenly distributed over the collection period which we identified.
Arrange Building Insurance
We arrange for building insurance according to the lease but always with full rebuild value of the building. We only insure with premium insurers such as AXA and Allianz.
